Parcel ID Definitions 

North Port Parcel IDs reference specific information. The first four digits reference the map number. The second four digits represent the block number. The final two digits represent the lot number.  EXAMPLE:# 0123-45-6789

 


Lot Definitions 

Lot - a lot is a parcel of land of at least sufficient size to meet minimum zoning requirements for use, coverage, and area, and to provide such yards and other open spaces). Such lots may consist of:
  • a portion of a lot of record;
  • a combination of complete lots of record, or complete lots of record and portions of lots of record, or of portions of lots of record;
  • a parcel of land described by metes and bounds; provided that in no case of division or combination shall any residual lot or parcel be created which does not meet the requirements of these zoning regulations.

Corner lot - defined as a lot located at the intersection of two or more streets. A lot abutting on a curved street or streets shall be considered a corner lot if straight lines drawn from the foremost points of the side lot lines to the foremost point of the lot meet at an interior angle of less than 135 degrees.

Interior Lot - defined as a lot other than a corner lot with only one frontage on a street.

Through Lot - defined as a lot other than a corner lot with frontage on more than one street. Through lots abutting two streets may be referred to as double frontage lots.

Reversed Frontage Lot - defined as a lot on which the frontage is at right angles or approximately right angles (interior angle less than 135 degrees) to the general pattern in the area. A reversed frontage lot may also be a corner lot, an interior lot or a through lot.



Electric Service Definitions

Available
means that electric service is available for normal hookup fees. 
 
Not Available means that there is no electric service in the neighborhood and service cannot be extended there at this time.
 
Not in the neighborhood and must be extended but is too costly to be practical for a house on the subject lot means that electric service could be extended from another area but the cost to do so, at this time, is too great for a single house. In time, if enough lot owners or a builder or group of builders funded the cost to bring electric service into the neighborhood, then the cost to bring to service to the subject lot may be feasible. This lot would be a candidate for a long-term investment or future use as electric service should come into the area with the passage of time and continued population growth.
 
Available if extended at extra cost by subject lot owner means that electric service is in the general area but there will be an above normal charge to extend service to the subject lot at this time.
